Lease terms

- No smoking or vaping is permitted anywhere inside the home or garage. Utilities: - Tenant is responsible for all utilities, including: - Alderwood Water & Wastewater District (AWWD) Water (bill is shared between duplex unit A and unit B - Snohomish County PUD (SnoPUD) Electricity - Waste Management Garbage & Recycling Landscaping: - Tenant is responsible for landscape maintenance, including mowing, watering (subject to local restrictions), weeding, leaf removal, and keeping the yard in a clean, healthy, and well-maintained condition. Vehicles and Parking: Vehicles: A maximum of three (3) vehicles may be kept or parked on the property at any time in designated area. All vehicles must be currently licensed, operable, and owned or regularly used by the tenants listed on this Lease. No commercial vehicles, RVs, boats, trailers, or inoperable vehicles may be stored on the property without the Landlord's prior written consent. Parking on the lawn or other unapproved areas is prohibited. Occupancy: Only the individuals named on this Lease are authorized to reside at the property. No additional occupants may move into or establish residency at the premises without the Landlord's prior written approval and completion of the Landlord's application and screening process. Guests staying more than 14 consecutive days or 21 days in any 12-month period will be considered unauthorized occupants unless approved in writing by the Landlord. Security Deposit/ Insurance: - A security deposit equal to one month's rent is required. - Tenant must maintain renters insurance throughout the lease term with a minimum of $300,000 personal liability coverage and coverage for personal property. Proof of insurance (declarations page) is required before move-in and upon each policy renewal. Landlord must be listed as an Interested Party (Additional Interest) to receive notice of policy cancellation or non-renewal. Applications accepted through Zillow. All applicants 18+ must apply and meet screening criteria, including income verification, credit/background check, rental history, and landlord approval. Final approval is at landlord's discretion based on complete screening results.
