Lease terms

* All tenants/occupants over 18yrs old are required to submit an application and undergo credit and background check. This can be done under 1 application. * 6 months or 1 year lease with $1450 deposit and first month due at signing * Rent due on 1st day of every month. Late payment on the 4th day will result in a $50 late charge and $10 for each additional day. * $500 Deposit for each pet, including fish tanks over 2 gallons * All utilities are renter's responsibility, which includes water/trash, electricity, internet/cable. Monthly POA/THA dues are covered by the landlord. * Townhome is equipped with kitchen appliances (refrigerator, stove, microwave, and dishwasher) * Townhome is equipped with washer and dryer * NEW HVAC! * Smoking not allowed inside. * One uncovered parking spot. Other parking spots available in center of the court. * Yard maintenance is completed by the town home association * HOA & THA Fees are paid by the landlord * Any maintenance household repairs, such as HVAC, appliance, electrical, plumbing, etc will require a $125 service fee payable prior to technician service call. * The POA requires ALL tenants to purchase Hot Springs Village (HSV) Gate ID ($25 per person) and vehicle stickers ($15 per vehicle) .
