Lease terms

Owner's Responsibility :- Owner Pays for utilities Gas , water , trash & Internet and will take care of any maintenance issues in property. Rent Terms :- Tenant must pay the monthly rent by 1st of every month with the grace period of 5days . After 5th if rent remains unpaid then Tenant shall pay the late fee of $50 per day. Tenant is responsible for keeping unit clean and undamaged ,Tenant must report maintenance issues promptly. Last Month's rent & Security deposit $1000 is due on Signing. Entry & Privacy Right of entry clause landlord's right to enter; should require 24 48 hours notice except emergencies Inspection clause periodic inspections; watch for overly frequent or vague terms Occupancy & Use Occupancy limit clause Tenant has to get the approval from the land Lord if anyone else who is not listed in lease living for more than 3 days in property. Subletting/assignment clause Subject to landlord's approval Guest clause A guest becomes an unauthorized occupant after 5 consecutive days without Land lord's Approval. Home business clause Strictly not allowed. Pets & Alterations Pet addendum deposit, monthly pet rent, breed/weight restrictions, damage liability and subject to land lord's approval. Alterations clause requires written approval for any changes (painting, shelves, etc.); specifies whether you must restore on move-out Maintenance & Liability - Owner has all the rights to deduct the amount from deposit in case of any property/utilities or appliance Damage and for the cleaning as applicable. Termination Early termination clause Lard Lord has all the rights to get the property vacated if renter's behavior is not appropriate as per the leasing terms defined. Drug Clause - Tenant agrees that no illegal drug activity, including the manufacture, sale, distribution, storage, use, or possession of illegal substances, shall occur on or near the premises. Violation is grounds for immediate lease termination. Auto-renewal clause lease renews automatically unless you give notice; watch the notice window it will be 60 days before end of leasing term. Lease break clause 30 days of notice + 1 month Rent.
