Lease terms

The lease term minimum is one year, though it can be negotiated for a longer term. Renter is responsible for all utilities, including water, gas, and electric. All appliances are complimentary and in good condition, but they are included as is, meaning any future repairs necessary are responsibility of the renter. No smoking allowed. No pets are allowed, but this can be negotiated for service animals. A late fee and insufficient fund fee of $100 each will be charged if rent is paid late or if payments comes back due to insufficient funds. Renters insurance is separate but required for the lease; please provide a copy of renters insurance at the lease signing. Landlord will fully pay all HOA dues and property taxes.
