Lease terms

12-month lease. Rent of $5,300 is due on the first of the month, payable by ACH, check, cashier's check, money order, or cash/Zelle. Payments received after the 5th incur a $200 late fee. Returned payments are charged $25 for the first occurrence and $35 for each after that. Security deposit is one month's rent ($5,300). First month's rent and deposit are due at signing. The deposit cannot be applied as last month's rent, and will be itemized and returned within 21 days after move-out. Tenant is responsible for water, sewer, gas, electric, waste management, landscaping, and internet. Renters insurance required. No smoking of any kind, indoors or outdoors. No pets. Service and assistance animals are welcome and are not considered pets. All applicants 18 and over are screened and must be approved prior to move-in. The same criteria are applied to every applicant. It is the tenant's responsibility to keep the premises clean and sanitary and to pay for any damage caused by abuse or neglect. Tenant must report defective or dangerous conditions promptly, and obtain written permission before altering flooring, walls, fixtures, or major appliances. At least 24 hours' notice is given before entry, except in emergencies. The full lease, including all required California disclosures, is provided at signing. House is not furnished: Pictured furniture and decorations are used only as examples.
