The lease begins with an initial 3-month term and then continues a month-to-month basis. Applicants must demonstrate gross monthly income of at least three (3) times the monthly rent amount and provide valid photo identification (Driver's License, State ID, Military ID, or Passport), along with proof of income such as recent pay stubs, bank statements, or tax returns for self-employed applicants. A complete background, credit, and rental history screening is required for all occupants age 18 and older. A credit score of approximately 600 or higher is generally preferred, though applications are reviewed as a whole. Applicants with lower credit scores may be required to provide an additional deposit or prepaid rent depending on overall application strength. Rental history, including prior evictions, payment history, collections, judgments, and overall financial responsibility, will also be considered during the review process. Applicants should be prepared to provide two years of residential history and satisfactory rental references. Occupancy is limited to no more than two occupants per bedroom in accordance with local housing codes. Renter's insurance with a minimum of $100,000 liability coverage is required. Rent is payable through a secure online payment platform for convenience and recordkeeping. Applications will be processed on a first-come, first served basis; however, if multiple applications are received before a decision is made, the highest-qualified application may be selected.
