Rental Property Policies & Expectations To ensure a smooth tenancy and maintain the property in excellent condition, please review the following key policies: Lease Terms & Security Deposit Lease Duration: The standard lease term is 1 year, but longer-term leases are welcome and preferred. Security Deposit: To assist with move-in costs, the security deposit can be split and paid across the first month of tenancy. Utilities & Tenant Responsibilities Utilities: Tenants are responsible for setting up and paying for all utilities. While the property owner will cover the HOA expense. Insurance Requirement: Active renter's insurance is required prior to move-in. Property Maintenance: Tenants are responsible for routine maintenance, including: Regular upkeep/servicing of the HVAC (A/C and heating systems), fridge & freezer, oven, michrowave, dishwasher, laundry and washer machine, sprinkler system. Routine landscape and lawn care. Move-Out & Property Condition General Condition: The property must be returned in the same condition as received, including: All appliances in good working order. Interior/exterior paint maintained in the same condition. General proper care and upkeep throughout the lease term. Pet Policy & Deep Cleaning: If pets reside on the property, a professional deep cleaning of the entire home including all carpeted areas and included furniture is required upon move-out. If the home is not returned in proper clean condition, the necessary cleaning fees will be deducted directly from the security deposit.
