Lease terms

1. LEASE TERM Lease term shall be for twelve (12) months unless otherwise agreed in writing by Landlord and Tenant. 2. RENT Monthly rent shall be $4,300 due on the first day of each month. 3. SECURITY DEPOSIT Security deposit shall be $4,300. 4. OCCUPANCY Property shall be occupied only by approved tenants listed on the lease agreement. 5. UTILITIES Tenant shall be responsible for all utilities serving the residence, including but not limited to electricity, gas, water, sewer, garbage, internet, cable, and any other utility services unless otherwise specified in writing. 6. GARAGE EXCLUSION The garage is not included in the leased premises and shall remain under the exclusive possession and control of the Landlord. Tenant shall not access, use, store personal property in, or interfere with the garage area for any reason. 7. PARKING Tenant may park only in designated driveway and street parking areas, subject to local laws and regulations. No garage parking or garage storage is permitted. 8. LANDLORD ACCESS Landlord may access the excluded garage area at any time. Entry into the leased residence shall be conducted in accordance with California law and required notice provisions, except in emergencies. 9. MAINTENANCE Tenant shall maintain the residence in a clean and sanitary condition and promptly report maintenance issues to Landlord. 10. SMOKING No smoking is permitted inside the residence. 11. PETS No pets shall be permitted without prior written approval from Landlord. 12. RENTERS INSURANCE Tenant shall maintain renters insurance throughout the lease term and provide proof of coverage upon request. 13. ALTERATIONS Tenant shall not make any alterations, install fixtures, paint, or modify the property without prior written consent from Landlord. 14. SUBLEASING Tenant shall not assign this lease or sublease any portion of the property without prior written consent from Landlord.
