Lease Terms Lease Duration: Minimum 12-month lease preferred. Monthly Rent: $2,300 due on the 1st day of each month. Security Deposit: One month's rent ($2,300) due at lease signing. Late Fees: Rent received after any applicable grace period will be subject to late fees as permitted under Virginia law. HOA-covered services, if applicable, remain the owner's responsibility. Smoking Policy: No smoking or vaping permitted inside the home, garage, or basement. Renters Insurance: Proof of renters insurance with personal liability coverage is required prior to move-in and must be maintained throughout the lease term. Occupancy: Property is intended for residential use only. Maximum occupancy is subject to local, state, and HOA regulations. Subletting: Subletting, short-term rentals (including Airbnb, VRBO, or similar platforms), and lease assignment are not permitted without prior written consent from the landlord. Parking: Parking is permitted only in designated spaces, including garage and driveway, in accordance with community and HOA regulations. HOA Compliance: Tenant must comply with all Homeowners Association (HOA) rules, regulations, parking requirements, and community guidelines throughout the lease term. Any fines resulting from tenant violations will be the responsibility of the tenant. Application Requirements: All applicants aged 18 and older must complete a rental application and undergo credit, background, income, employment, and rental history verification. Income Requirement: Gross household income should generally be at least three (3) times the monthly rent. Credit Requirement: Good credit history is preferred. Applications will be evaluated based on overall financial qualifications, rental history, and background screening results. Availability: Available for move-in beginning June 15, 2026.
