Lease terms

This Short-Term Occupancy Agreement ("Agreement") is for temporary lodging only and does not create a landlord-tenant relationship. By booking and staying at this property, Guest confirms that they have read, understand, and agree to all rules, terms, and disclaimers. Maximum stay is 28 days. This Agreement automatically terminates on the check-out date. No extensions, renewals, or holdovers are permitted. Nature of Stay: Guest acknowledges this is transient lodging only, not a primary residence, and no tenancy rights are created. Payment: Full payment is required prior to occupancy unless otherwise agreed in writing. No Holdover: Any stay beyond the agreed check-out date is unauthorized. The daily rate will increase to three times the nightly rate, and Guest agrees to pay all costs associated with removal. Renters Insurance: Guest is required to maintain renter's insurance during the stay and provide proof upon request. Property Condition: Guest must report any damage within 24 hours of check-in with photo or video evidence. Failure to report constitutes acceptance of property condition. Guest Responsibilities: Guest is responsible for all furniture, fixtures, appliances, linens, remotes, and all interior and exterior items. Any missing or damaged items will be charged. Use of Property: No parties, no events, no pets, and no smoking or vaping anywhere on the property. Occupancy limits must be followed at all times. Violations may result in immediate termination without refund. Maintenance: Guest is responsible for general cleanliness, snow removal, ice management, and exterior conditions during the stay. Owner does not provide these services during occupancy. Outdoor Features: Fire pit, grill, tent, and awning are used at Guest's own risk. These are not weather-protected structures and may be unsafe in certain conditions. Guest assumes all risk. Safety and Compliance: Guest must follow all Massanutten Property Owners Association rules, all local, county, and state laws, and all fire bans or restrictions. Liability: Guest assumes all responsibility for injuries, damages, and actions of all occupants and visitors. Owner is not responsible for injury, weather conditions, or wildlife interactions. Quiet Hours: Quiet hours are from 10:00 PM to 7:00 AM and must be strictly followed. Trash: Trash must remain inside due to wildlife. Any trash exceeding two bags must be disposed of by Guest at designated locations. No Tenancy Rights: Guest agrees this Agreement does not create tenancy rights and is strictly for temporary lodging. Governing Law: This Agreement shall be governed by the laws of the Commonwealth of Virginia. By booking guest fully agrees to all terms written above.
