Lease terms

Lease term: 12 Months Deposit: 1.5 month of Rent while signing the lease. The tenant also pays the first month's payment on or before the first day of moving into the house. NO SMOKING inside the house [no exceptions] and tenants are responsible for any fees which are incurred for eliminating any odor-related issues. The Tenant pays for all the utilities which include internet, gas, electricity, water, and sewer. The Tenant must agree to abide by the governing rules of the HOA. The Tenant should set up rental insurance for the property. No Parking on the Streets. The Tenant needs to maintain the trees, plants, and lawns around the house by watering them regularly. HOA takes care of the lawn trimming [non-fenced areas]. Tenant will do a renters insurance upon leasing. No Pets allowed without prior agreement. Regarding dogs (pets), they should have all the latest shots and well-behaved pets. Tenants are responsible for their pet's behavior and should always pick up their poop within the community. Dogs shouldn't fall into one of these breeds (German shepherds, Pit bull terriers, Cane corsos, Rottweilers, Staffordshire terriers, Akitas, Mastiffs, Great Danes, Doberman pinschers) or their mixes. There is a flat non-refundable fee of $350 for each pet in the house.
