1 year lease required. Background/credit check required Resident Selection Policy - R & S Crossing All applicants for housing at R & S Crossing will be screened according to the criteria set forth in this Resident Selection Policy. A rental application must be processed on all prospective residents. A $35 non-refundable application fee must be paid per applicant. 1. Gross income should be at least 2 to 3 times the amount of rent, unless applicant can demonstrate a history of successful rent payment with a lower ratio of income to rent. A prospect must have verifiable current employment history or a verifiable source of income. 2. A credit check will be conducted. The purpose of the credit check is to obtain information on the applicant's past history of meeting financial obligations and future ability to make timely rent payments. If negative credit ratings are for medical issues, are more than seven years old or tenant has a valid explanation for negative ratings, this may result in approval. 3. A criminal background check will be conducted. An applicant with a felony conviction for the following will be denied: 1. Manufacture or distribution of a controlled substance 2. Sex offender and registered as such 3. First degree assault, first degree arson and armed robbery 4. Rental history will be taken into account - applicant must have no outstanding debt to previous landlords or past evictions/unlawful detainers within the last three years. 5 .Falsification of information on the application may result in rejection of the applicant. 6. Applicant must be at least 18 years of age. 7. A co-signor may be acceptable as additional support if income requirements are not met and/or applicant has credit issues. The co-signor must complete an application and meet the above criteria.
