Lease terms

To ensure a smooth application process, please review our standard lease terms and qualification requirements below: Lease Duration: 12-Month minimum lease term (longer lease options may be considered upon request). Monthly Rent: $2350/ month. Security Deposit: One month's rent ($2350), due upon lease signing. Pet Policy: Case-by-case basis with an additional pet deposit/fee. Applicant Qualification Requirements All applicants over the age of 18 must submit a separate rental application and meet the following criteria: Income Verification: Total household gross income must be at least 3x the monthly rent (verifiable via recent pay stubs, bank statements, or tax returns). Credit History: A solid credit history with no active bankruptcies, foreclosures, or recent repossessions. Rental History: Good standing with previous landlords, with zero history of evictions or broken leases. Background Check: A standard criminal background and credit check will be conducted for all adult applicants during the screening process. What the Tenant Pays vs. What the Landlord Pays Tenant Responsibilities: All standard utilities (Water, Wastewater, Trash, and Gas), Wi-Fi/Cable, and yard maintenance. The Solar Advantage: Because this home features 12 premium solar panels, your monthly electric utility bills will be significantly lower than a standard rental home in the area!
