Lease terms

6-month lease minimum. Tenants are responsible for all utilities (electricity, water, Water, Sewer and Trash/Garbage service). Owner pays for HOA fees and solar panel lease/system costs Move-In Requirements: - Household income 2.5x rent; - First month's rent and security deposit due at lease signing - Background, credit, income, and rental history verification required - Minimum 690 credit score; no prior evictions; renters insurance required Property Rules - No smoking permitted anywhere on the property - No pets allowed - No subletting or short-term rentals without prior written consent from the owner Furnished Home Responsibilities As the home is fully furnished, tenant agrees to: - Maintain all furniture, appliances, fixtures, decor, kitchenware, and household items in clean and good condition - Use furnishings only for their intended purpose - Promptly notify owner of any damage, malfunction, or maintenance issue - Replace consumable items used during tenancy (e.g., light bulbs, batteries, HVAC filters, if applicable) - Be responsible for repair or replacement costs resulting from negligence, misuse, or damage beyond normal wear and tear - Keep the property reasonably clean and sanitary throughout the lease term - Return all furnishings and household items in substantially the same condition as received, excluding normal wear and tear
