Lease Terms & Conditions Utilities Usage: Water, electricity, and internet are included (subject to a usage cap). Excessive usage beyond the cap may result in additional charges. No Smoking: Smoking is strictly prohibited inside the property. Any evidence of smoking indoors may result in additional cleaning fees and/or lease violation penalties. HOA Compliance: Tenant agrees to abide by all Homeowners Association (HOA) rules and regulations. Any fines incurred due to tenant violations will be the tenant's responsibility. Occupancy: Only individuals listed on the lease are permitted to reside in the property. No unauthorized occupants. Security Deposit: A security deposit is required and will be held to cover any damages beyond normal wear and tear. Maintenance & Care: Tenant agrees to maintain the property in clean and good condition. Any damages caused by negligence or misuse will be the tenant's responsibility. Alterations: No alterations, painting, or modifications to the property without prior written consent from the landlord. Quiet Enjoyment: Tenant agrees to maintain a peaceful environment and avoid excessive noise or disturbances. Pets: No pets allowed without prior written approval. Additional fees or deposits may apply if approved. Subleasing: Subleasing or short-term rentals (including Airbnb-type arrangements) are not permitted. Entry & Inspection: Landlord reserves the right to enter the property with proper notice for inspections, maintenance, or repairs. Trash & Cleanliness: Tenant is responsible for proper trash disposal and maintaining cleanliness of both interior and exterior areas, including the back deck. Parking: 2 cars maximum (1 in garage and 1 in driveway). Tenant must comply with designated parking rules and HOA guidelines. Lease Violations: Violation of any lease terms may result in fines, penalties, or termination of the lease agreement. These terms are intended to ensure the protection, upkeep, and peaceful enjoyment of the property for all parties involved.
