Lease terms

1. Tenants are required to get renters insurance and provide proof of insurance within 30 days of signing the lease. 2. Tenant pays for all utilities. 3. Owner pays for water and will bill the tenant on a quarterly basis. 4. No smoking is allowed. 5. Security Deposit and First month's rent are due at signing. 6. Standard lease length is 12 months. If the first month is prorated, end of the lease will be at the END of the following month. 7. We will do a walkthrough of the property with you and document and take pictures of the property. You will have 48 hours to report any discrepancies within the report or add to the report. 8. All payments for rent and other fees must be made on time on the 1st of every month. Rent can be paid online. 9. A late Fee of $150 will be charged on the 6th of the month. 10. Apply on Zillow. a. If pre-qualified, we will reach out to set up a showing b. Tenants are required to view the property prior to lease signing and unfortunately, we can make no special arrangements to rent a property sight unseen under any circumstance. c. A property can be held with a signed lease and payment of the security deposit for up to two weeks. Execution of the lease and payment of the security deposit requires the fulfillment of the total lease term. You will be contacted by the leasing office on the status of your application.
