Residential Lease Terms Parties Involved: Rent: The monthly rent is $5,299 for 1 year lease, $6,999 for a 6 month lease payable in advance on the first day of each month. Keep in mind this home has solar which will cover all of your heat, AC, Lighting and we have a EV charger as well! Payments must be made via autopay Security Deposit: Same as one month rent A security deposit of $(Same as first months rent) is due at the time of signing the lease. This deposit is refundable, subject to the terms of the lease and any deductions for damages beyond normal wear and tear. Utilities and Services: Utilities: INCLUDED in rent: Electricity, Water, Trash, Sewer, Internet, Gardener, Weekly Pool and Jacuzzi service. Tenant only responsible propane gas (hot water). With the home's solar system, you'll enjoy minimal utility bills. Heat is from the efficient heat pump which cost is offset from the solar system. Maintenance and Repairs: The tenant agrees to keep the premises clean and in good condition. The landlord will be responsible for major repairs and any maintenance of systems, including HVAC (cleaning filters will be done by tenant), plumbing, and appliances, except when caused by tenant negligence. The tenant is responsible for notifying the landlord promptly of any required repairs. Occupants: The property may be occupied only by the individuals listed in the lease agreement. Any additional occupants must be approved by the landlord in writing. Pets: Pets are [allowed. If allowed, an additional pet deposit of $TBD is required, and tenants must agree to cover any damages caused by pets. Use of Property: The property is to be used solely as a private residence and shall not be sublet or used for any commercial purposes without the landlord's written consent. The use of the pool, Jacuzzi, and outdoor areas must comply with local safety regulations, and tenants assume all responsibility for safe use. Smoking: Smoking is strictly prohibited inside the home. Smoking is only permitted in designated outdoor areas. Alterations: No alterations, painting, or remodeling may be done to the property without prior written consent from the landlord. Insurance: Tenants are required to maintain renters insurance for personal property and liability coverage. Proof of insurance must be provided within 30 days of moving in. Entry and Inspection: The landlord reserves the right to enter the property with 24 hours' notice for inspection, repairs, or maintenance, except in the case of an emergency. Termination: At the end of the lease term, the tenant must provide 90 days' notice of their intention to vacate. Early termination of the lease by the tenant will result in a penalty equivalent to rest of lease term including 90 days months' rent, unless agreed otherwise with the landlord. Upon vacating, the tenant must return the premises in the same condition, minus normal wear and tear. That means you must have as clean as given. Typically a moveout cleaning is required. Renewal: If both parties agree, this lease may be renewed or extended by mutual written agreement at least 90 days before the end of the lease term. Governing Law: This lease agreement is governed by the laws of the State of California.
