Lease Terms & Rental Information * One-year lease preferred with opportunity for long-term tenancy * Move-in available the first week of June * Security deposit equal to one month's rent due at signing * Tenant responsible for water, gas, electric, internet, trash service, and yard maintenance * No smoking or vaping permitted anywhere on the property * Pets negotiable on a case-by-case basis * No subleasing or short-term rentals permitted * HOA community with neighborhood pool and community rules regarding trash cans, yard care, and property upkeep * Parking arrangements can be discussed based on tenant needs * Appliances available to be discussed if needed * Late fee policy: $100 additional fee for late rent payments * Applicants should provide proof of income, current debt obligations, rental history, and anticipated occupancy details * Occupancy limits to be discussed during application process * Please disclose any long-term guests or additional occupants expected to stay at the property * Tenant responsibilities for property maintenance and upkeep will be discussed in detail prior to lease signing Application Process * $200 application fee covers background checks, screening, landlord references, and verification phone calls * Applications will be accepted through May 20 or until property is leased sooner * Approved applicants can expect a response within approximately 48 hours after completed application materials are received We are looking for responsible tenants who desire to live in a beautiful neighborhood with excellent schools and who are interested in maintaining the home well long term. Preference may be given to applicants with strong rental history, stable income, and interest in a longer-term lease relationship.
