Lease terms

Lease Duration: Minimum 12-month lease required. Total Move-in Funds: $3,500 (Total of security deposit and non-refundable fees). Security Deposit: $2,750 (Refundable, subject to move-out condition). Non-refundable Cleaning Fee: $500 (One-time, due at move-in). Non-refundable Pet Fee: $250 (One-time, due at move-in; applies only to approved small pets). Renters Insurance: All tenants are required to obtain and maintain a renter's insurance policy with at least $100,000 in personal liability coverage. Proof of policy is required prior to move-in. Pet Policy: Pets: Small dogs considered. All other pets must be accompanied by valid documentation for review. Small pets considered with owner approval. Approved pets are subject to a $250 non-refundable pet fee and $50 monthly pet rent per pet. Please include breed, weight, and age details with your application. Smoking Policy: This is a strictly non-smoking/non-vaping property (includes interior and exterior premises). Utilities: Tenants are responsible for all utilities, including electricity, water, sewer, garbage, and internet/cable. Maintenance: Tenant is responsible for basic upkeep, including interior cleanliness, maintaining grounds in the condition provided at move-in, and replacing consumable items such as standard light bulbs and smoke detector batteries. Landlord is responsible for major structural, electrical, and system repairs. Parking: 2 car- garage with 1 dedicated off-street behind the garage.
