Delinquencies: We will review the credit report for late payments, collections, or judgments. Unpaid balances to previous landlords or utility companies are grounds for automatic denial. 3. Rental & Employment History Stability: At least 2 years of verifiable employment history is required. References: At least 2 years of positive rental history from non-family members. We will check for late payments, lease violations, or property damage. Evictions: Any prior eviction filings within the last 7 years will result in a denial. 4. Criminal History Criminal backgrounds will be reviewed on a case-by-case basis. Applications will be denied for convictions involving the manufacture or distribution of controlled substances, or crimes against persons or property that pose a threat to the neighborhood. 5. Occupancy & Pets- Occupancy Limit: Maximum of [2 per bedroom]. Pets: $400 non-refundable pet fee. [No aggressive breeds.] 6.
