Lease terms

No smoking allowed. Small dogs allowed. Lease duration of 6 months or more. Minimum Income & Financial Requirements: To be considered for residency, all applicants must meet the following financial screening criteria: Income Threshold: The combined gross (pre-tax) monthly income of all financially responsible applicants must equal at least three (3) times the monthly rent, totaling a minimum of $13,500.00 per month. Income Verification: Applicants must provide verifiable proof of income for the past sixty (60) consecutive days. Acceptable documentation includes recent pay stubs, certified tax returns, or W-2 forms. Employment Transitions: For applicants relocating for employment, an official, signed corporate or university offer letter on company letterhead stating the position, start date, and salary will be accepted. Guarantors / Co-signers: Because this property is reserved for families and professionals, student co-signers or parent guarantors are not accepted to meet income deficiencies. All occupants over the age of 18 must independently submit a credit and criminal background check. Occupancy Limits & Subletting RestrictionsAuthorized Occupants: The leased premises shall be occupied exclusively as a private residential dwelling by the individuals specifically named as Tenants on Page 1 of this Lease Agreement. Total occupancy shall not exceed 6 persons. Mandatory Screening: Every individual over the age of eighteen (18) who intends to reside in the property must submit a formal rental application, pass all credit and background checks, and sign the Lease Agreement as a financially responsible party. Guest Restrictions: Guests may stay at the property for a maximum of seven (7) consecutive days or a cumulative total of fourteen (14) days within any twelve-month period. Any guest staying beyond these limits without the prior written consent of the Landlord shall be considered an unauthorized occupant. Discovery of an unauthorized occupant constitutes a material breach of this Lease and grounds for immediate eviction. Absolute Subletting Ban: Subletting, assigning, or transferring any portion of the leased premises is strictly prohibited. The Tenant shall not lease, sublease, license, or permit any part of the property to be occupied by any person not explicitly named on the Lease. Short-Term & Rental Platforms: The property shall not be listed, advertised, or used for short-term rental arrangements, home-sharing services, or lodging platforms (including, but not limited to, Airbnb, VRBO, or Craigslist). Any violation of this clause will result in an immediate violation fee of $1,000 per day of listing or occupancy, alongside immediate termination of the lease.
