Lease terms

Rental Lease Terms: Lease Duration: LEASE REQUIREMENT 12 Months Minimum. This could be longer, as we do not expire leases from Oct through Feb. Option for Renewal: Lease may be renewed at the end of the term, subject to mutual agreement. Rent: Monthly Rent: $1,500 Due Date: Rent is due on the 1st of each month. Late Fees: A late fee of 10% will be applied if rent is not received by the 5th of the month. Security Deposit: Amount: $1,500 Refundable: The security deposit is refundable at the end of the lease, provided the property is in good condition, minus any damages or unpaid rent. Utilities: Tenant's Responsibility: Tenant is responsible for all utilities, including electricity, water, trash removal, and internet/cable services, and Renter's Insurance. Maintenance and Repairs: Landlord's Responsibility: Major repairs and maintenance, such as HVAC systems, roof, and structural issues. Tenant's Responsibility: Routine maintenance and minor repairs, including lawn care, snow removal, and interior upkeep. Pets: Policy: Pets are considered on a case-by-case basis. Deposit/Fee: Additional pet deposit of $350 (non-refundable) and a monthly pet fee of $50 per pet. Occupancy: Maximum Occupancy: The property is limited to 2 adults and 3 children. Guests: Guests are permitted to stay for no longer than 30 days without prior approval from the landlord. Smoking: Policy: No smoking inside the home. Smoking is allowed in designated outdoor areas only. Subletting: Policy: Subletting is not permitted. Alterations and Decorations: Policy: No alterations, painting, or major decorations (e.g., installing shelving, drilling holes in walls) without landlord approval. Entry and Inspections: Notice: Landlord will provide at least 24 hours notice before entering the property for inspections or repairs, except in emergencies. Insurance: Requirement: Tenants are required to carry renter's insurance to cover personal belongings and liability. Termination: Early Termination: Tenant may be allowed to terminate the lease early under certain conditions (e.g., job relocation, military duty) with proper notice and potential penalty. Notice to Vacate: Tenant must provide 60 days' written notice before the lease term ends if they do not plan to renew. Default: Consequences: Failure to pay rent, maintain the property, or abide by the lease terms may result in eviction and forfeiture of the security deposit. Dispute Resolution: Mediation/Arbitration: Any disputes arising under the lease may be resolved through mediation or arbitration rather than going to court.
