Lease terms

Lease Term Initial lease term shall be for 12 months, unless otherwise agreed to in writing by Landlord and Tenant. Monthly Rent Monthly Rent: $3,300.00 Rent is due on or before the 1st day of each month. Payments received after the due date shall be considered late. Late Fee A late fee equal to 5% of the monthly rent ($165.00) shall be assessed for rent not received by the due date, in accordance with Florida law and the lease agreement. Security Deposit Security Deposit: $3,300.00 The security deposit shall be held in accordance with Florida Statutes and may be used for unpaid rent, damages beyond normal wear and tear, cleaning costs, or other charges permitted by law. Occupancy The premises shall be occupied solely by the approved tenants and occupants listed in the lease agreement. Any additional occupants must receive prior written approval from the Landlord. Utilities Tenant shall be responsible for payment of all utilities and services associated with the property, including but not limited to: Electricity Water and Sewer Internet Cable/Satellite Services Pet Policy Pets are welcome subject to Landlord approval. Tenant must: Complete any required pet screening. Provide current vaccination records. Maintain pets in compliance with local ordinances. Ensure pets do not create disturbances or property damage. Pet-Friendly Features The property includes: A dedicated and separately fenced dog area. Professionally installed pet-certified artificial turf. A fully fenced backyard designed to provide a safe and secure environment for approved pets. Tenant is responsible for: Prompt removal of pet waste. Maintaining cleanliness of pet areas. Repairing any damage caused by pets. Backyard and Exterior Areas One of the property's standout features is its expansive outdoor living space. The backyard includes: Full perimeter fencing for privacy and security. Large concrete outdoor area ideal for entertaining, outdoor furniture, grilling, recreation, and gatherings. Separate fenced pet area with certified pet turf. Minimal-maintenance landscaping. Tenant shall: Keep all exterior areas clean and free of debris. Maintain gates and fencing in good condition. Avoid damaging concrete surfaces, fencing, or artificial turf. Comply with all city ordinances regarding noise and outdoor activities. Garage and Parking The property includes an attached two-car garage and driveway parking. Tenant may: Park registered and operable vehicles in the garage or driveway. Use garage space for normal residential storage. Tenant may not: Operate commercial automotive repair businesses from the premises. Store hazardous materials. Convert the garage into living space without written approval. Maintenance Responsibilities Landlord Responsibilities Landlord shall maintain major systems including: Structural components Roof Plumbing systems Electrical systems HVAC systems (except damage caused by tenant negligence) Tenant Responsibilities Tenant shall: Replace HVAC filters regularly. Maintain cleanliness of the property. Promptly report maintenance issues. Prevent damage through neglect or misuse. Be responsible for repairs resulting from tenant, guest, or pet damage. Alterations No alterations, painting, installations, fencing modifications, or structural changes shall be made without prior written approval from the Landlord. Smoking Policy Smoking, vaping, and the use of tobacco, marijuana, or similar products inside the home is strictly prohibited.
