Lease terms

Lease Term Initial lease term shall be for 12 months, unless otherwise agreed to in writing by Landlord and Tenant. Occupancy The premises shall be occupied solely by the approved tenants and occupants listed in the lease agreement. Any additional occupants must receive prior written approval from the Landlord. Utilities Tenant shall be responsible for payment of all utilities and services associated with the property, including but not limited to: Electricity Water and Sewer Internet Cable/Satellite Services Pet Policy Pets are welcome subject to Landlord approval. Tenant must: Complete any required pet screening. Provide current vaccination records. Maintain pets in compliance with local ordinances. Ensure pets do not create disturbances or property damage. Maintenance Responsibilities Landlord Responsibilities Landlord shall maintain major systems including: Structural components Roof Plumbing systems Electrical systems HVAC systems (except damage caused by tenant negligence) Tenant Responsibilities Tenant shall: Replace HVAC filters regularly. Maintain cleanliness of the property. Promptly report maintenance issues. Prevent damage through neglect or misuse. Be responsible for repairs resulting from tenant, guest, or pet damage. Alterations No alterations, painting, installations, fencing modifications, or structural changes shall be made without prior written approval from the Landlord. Smoking Policy Smoking, vaping, and the use of tobacco, marijuana, or similar products inside the home is strictly prohibited.
