Lease terms

The Landlord hereby leases to the Tenant the residential premises located at 1530 S. 25th Street, Philadelphia, PA 19146 (the "Premises") for a fixed term of one (1) year, commencing on August 1, 2026, and ending on July 31, 2027, unless sooner terminated in accordance with the terms of this Lease. Upon expiration of the initial lease term, this Lease shall automatically convert to a month-to-month tenancy unless either party provides at least thirty (30) days' written notice of their intent not to renew or terminate the tenancy, or unless the parties execute a new written lease agreement. During any month-to-month tenancy, all terms and conditions of this Lease shall remain in full force and effect, except as otherwise provided herein or required by applicable Pennsylvania law. Either party may terminate the month-to-month tenancy by providing the other party with at least thirty (30) days' written notice, or such other notice as may be required by law. At the expiration or earlier termination of this Lease, Tenant shall vacate and surrender the Premises in broom-clean condition, ordinary wear and tear excepted, and shall return all keys, garage door openers, access devices, and any other property belonging to the Landlord.
