Rental Details & Important Policies: Beautiful 4-bedroom, 2.5-bathroom Colonial-style home in South Salem with approximately 2,600 square feet of living space on a large private quarter-acre lot. This home has been remodeled and cared for as the current owner's primary residence. Lease Term: Month-to-Month Monthly Rent: $3,800 Security Deposit: $3,800 Cleaning Deposit: $475 Application Fee: $50 per applicant (When available) Pets: No pets permitted Utilities: Tenant is responsible for all utilities, including City of Salem water/sewer, D&O garbage service, PGE electricity, Northwest Natural gas, and internet (Currently Xfinity). Tenant is responsible for establishing and maintaining accounts as applicable. Landscaping: Landlord handles routine landscaping, including mowing, edging, seasonal leaf removal, weed control, and shrub trimming. Tenant is responsible for optional irrigation/watering and any irrigation damage or repairs caused by tenant misuse or negligence. Renter's Insurance: Required. Tenant must maintain renter's insurance with at least $350,000 in personal liability coverage, subject to the final lease requirements. Smoking: Smoking is not prohibited under the current owner requirements; however, tenants remain responsible for any damage, excessive odors, or cleaning attributable to smoking, subject to applicable law and the lease. Occupancy: Only approved occupants listed on the lease may reside at the property. No subleasing or assignment without written approval. Guests staying longer than 10 days require prior approval, subject to applicable Oregon law. Maintenance: Tenants are expected to promptly report leaks, plumbing problems, water intrusion, appliance problems, heating issues, or other conditions that could result in additional damage. Maintenance requests should be submitted in writing by email, with text messaging reserved for emergencies. Plumbing: Because portions of the home's plumbing are original, proper plumbing use is especially important. Wipes of any kind, paper towels, feminine hygiene products, diapers, grease, oils, cat litter, and other inappropriate materials may not be flushed or placed down drains. Tenant may be responsible for costs associated with blockages or damage caused by misuse or negligence, as permitted by Oregon law. Home Care: Tenants are expected to care for the remodeled interior, including the hardwood floors, cabinets, countertops, appliances, fixtures, and other finishes. No painting, new wall mounts, shelving, wallpaper, alterations, lock changes, or similar modifications without prior written approval. HVAC: Tenant is responsible for replacing the HVAC filter every 90 days using the specified filter size and following the lease's maintenance requirements. Garage: One garage door opener will be provided. The garage may not be used for automotive repair, hazardous-material storage, or unauthorized commercial activities. Fireplaces: The existing traditional chimney/fireplace is closed and may not be used. The functioning gas fireplace may be used according to the lease instructions. Property Inspections: Periodic inspections may be conducted with legally required notice to verify the condition of the home and identify maintenance issues before they become larger problems. Tenant Screening: Applicants should expect a rental application and screening process that may include background, credit, income/employment, identity, and previous rental-history verification, consistent with applicable Oregon and federal law.
