Lease terms

To maintain a safe and respectful living environment for all residents, the following rules apply to all tenants and guests: 1. No Smoking: Smoking of any kind (including cigarettes, vapes, and marijuana) is strictly prohibited inside the property. Tenants may smoke outside only, away from doors and windows. Violations may result in a $200 cleaning fee and possible termination of tenancy. 2. No Drugs: The use, possession, or distribution of illegal drugs (federal or state classified) is not allowed on the premises at any time. This includes marijuana, even if legalized for recreational use in the state, due to federal housing regulations and shared living dynamics. Possession or use is grounds for immediate lease termination. 3. No Parties or Loud Gatherings: Large gatherings, parties, or excessive noise are not permitted. Respect for other roommates and neighbors is expected at all times, especially during quiet hours (typically 10 PM 8 AM). 4. Guest Policy: Overnight guests are allowed with prior notice and should not exceed 2 nights per week without approval. All guests must abide by house rules. Tenants are responsible for their guests' behavior and any resulting damage.
