No subleasing or Airbnb/short-term rentals. Tenant responsible for replacing HVAC filters monthly. Tenant responsible for changing smoke detector batteries as needed. Tenant responsible for maintaining the yard and notifying the landlord promptly of maintenance issues. No alterations (painting, installing shelves, changing locks, etc.) without written permission.
