Current tenants are still in residence. We do a phone screen first.… Then if things seem copacetic, we organize tours in conjunction with current residents This GARDEN FLAT in a Victorian duplex comprises 3 bedrooms, 2.5 bathrooms, and a huge contiguous kitchen, dining, living space leading out to a private patio and small orchard. The 2 larger bedrooms are ensuite (private bathrooms) at either end of the house. The second has an entrance directly to the patio. The 3rd bedroom / office is smaller with detached half bath. Room Dimensions: Bedroom 1: 12x14 Bedroom 2: 11x14 Bedroom 3 / Office: 10x11 Living Room: 16x16 Dining Room: 10x16 There is a large backyard split between owner area and tenant patio. Patio includes table and chairs. Patio and orchard are gated from main backyard to create seperate outdoor spaces for owner and tenant. It is a great space for entertaining but not for children wishing to play outdoors. Outdoor bicycle parking (2) and possible space for other outdoor rec items depending on size. There is ample closet / storage space. Washer / dryer. Blue Star Range for those who love cooking. Thermador dishwasher. Built in microwave. Forced air heating throughout with Nest thermostat. As its a garden unit, its well insulated; warm in the winter, always cool in the summer. There is no parking included, but you do not need it, ample street parking. Our household consists of us (a couple) and our lovely canines. The "little ones" are excellent guard dogs, alerting all residents of any approaching strangers. However, there are a bunch of them and as such our space, particularily the outdoor space is not compatible with small children or unsteady adults. This is our home, we love living here in peace and quiet and are looking for a similar profile in our tenants. Ideal for a couple or a shared situation.
