Lease terms

12-month fixed-term. Water, sewer, and garbage billed based on usage and paid to owner on a quarterly basis. Resident pays electric, internet, and cable to utility directly. Security deposit equal to one month's rent. $25 non-refundable application fee per applicant. All non-minor occupants must apply. Renters insurance required. Cats and dogs allowed with additional $500 pet deposit and renters insurance with pet coverage. No smoking on the premises. Successful applicants will need to meet minimum credit scores, debt-to-income ratios, and income-to-rent ratios. Applicants must show up on time for a scheduled showing or send prior notice that they will be late or need to reschedule. Credit reports will be required for all applicants, as well as a verifiable source of income (e.g., employment with two months of recent paystubs or other). Leasing Criteria includes no bankruptcies, prior evictions, or lease defaults. Comprehensive reusable credit reports will not be accepted. Screenings are through our property management software, AppFolio. Applications are digital. There is a non-refundable application fee of $25 per applicant.
