Payments received after the grace period permitted under New Jersey law may be subject to late fees. 3. **Utilities** Tenant shall be responsible for all utilities unless otherwise stated by landlord, including electric, gas, water/sewer, cable, and internet. 4. **Maintenance Responsibilities** Tenant agrees to maintain the property in clean and sanitary condition and promptly report any maintenance issues to landlord. 5. **Repairs & Alterations** No alterations, painting, installations, or repairs may be made without prior written consent from landlord. 6. **Smoking Policy** No smoking permitted inside the property. 7. **Pets** Pets permitted only with landlord approval and may require additional pet deposit or monthly pet fee. 8. **Parking** Parking permitted only in designated areas and in accordance with local regulations. 9. **Application Requirements** All applicants are subject to credit, income, rental history, and background verification. Proof of income and valid identification required. 10. **Renter's Insurance** Tenant is encouraged to obtain renter's insurance for personal belongings and liability coverage. 11. **Entry by Landlord** Landlord may enter the premises with proper notice as permitted by New Jersey law for inspections, repairs, or emergencies. 12. **Renewal & Holdover** Lease renewal terms shall be determined prior to lease expiration. Month-to-month tenancy after expiration is subject to landlord approval. 13. **Default** Failure to pay rent or comply with lease terms may result in eviction proceedings in accordance with New Jersey law. 14. **Compliance with Laws** Tenant agrees to comply with all federal, state, and local laws, ordinances, and HOA/community regulations if applicable. 15. **Condition of Property** Property will be delivered in broom-clean condition. Any agreed-upon renovations or repairs will be completed prior to tenant occupancy where applicable.
