Lease terms

Lease duration is 12 months. Tenant is responsible for assuming Utility costs. Non-smoking, no pets allowed. Tenant Responsibilities: Submitting maintenance requests online through the tenant portal. Checking and maintaining the operation of smoke and carbon monoxide detectors/their batteries. Replacing light bulbs. Replacing A/C filters regularly. Unstopping clogged toilets. Resetting tripped breakers. Not putting drain-clogging items down the sinks, drains, or toilets. Ensuring the home is clean and well kept, inside and out. No subletting or offering the premises as an Airbnb, etc. Maintaining a clean and well-kept lawn, including shrubbery. Pest control. Establishing and maintaining all utilities. Repairing broken glass (exception: If broken glass is caused by structural shifting or environmental occurrences). Timely payments of monthly charges. Maintaining open lines of communication with management and vendors, as necessary. Notifying Management of intent to relocate with at least a thirty (30) days notice. Notifying Management of of any need for maintenance or repair as soon as practical after the need is discovered.
