Lease terms

Lease Term: 12-month minimum lease. Monthly Rent: $4,500. Security Deposit: $4,500 due at lease signing. Application Requirements: Gross household income must be at least 2x monthly rent ($9,000/month), minimum credit score of 700, verifiable employment, positive rental history, and no prior evictions. Background and credit screening required for all applicants 18 and older. Utilities: Tenant is responsible for electricity, gas, water, sewer, trash, internet, cable, lawn maintenance, and pest control. Pets: Up to 2 pets allowed with owner approval. $500 refundable pet deposit per pet and $50/month pet rent per pet. Breed restrictions may apply. Smoking: No smoking or vaping permitted inside the home, garage, or on the property. Occupancy: Maximum occupancy in accordance with local regulations. Renters Insurance: Required throughout the lease term. Proof of renters insurance must be provided prior to move-in and maintained during occupancy. Rent Due: Rent is due on the 1st of each month. Late fees apply as outlined in the lease agreement. Renewal: Lease may renew annually or convert to month-to-month upon mutual agreement. Rental Rate: $4,500/month unfurnished. Fully Furnished Option: Available for an additional $1,000/month ($5,500/month total). Furnished option includes bedroom furniture, living room furniture, dining furniture, office furniture, and select decor. Tenant is responsible for providing their own TVs, kitchenware, linens, and personal household items.
