Lease terms

Term Length: The lease term for this rental property is 12+ months. Rent Payment: The monthly rent for the property is payable by the 5th of each month. Utilities: The tenant is responsible for payment of all utilities, including but not limited to electricity, water, gas, lawncare, pest control, garbage, internet, and cable services. Maintenance and Repairs: The landlord will be responsible for maintaining the property in a habitable condition and will promptly address any necessary repairs. However, the tenant is responsible for minor maintenance tasks such as replacing light bulbs, changing air filters, and maintaining cleanliness. Pets: Pets are allowed on the premises subject to approval by the landlord and payment of a non-refundable pet deposit. Subleasing: Subleasing of the property is strictly prohibited without prior written consent from the landlord. Occupancy: The property shall be occupied only by the tenant(s) listed on the lease agreement. Any changes to the occupancy must be approved in writing by the landlord. Property Use: The property shall be used solely for residential purposes and shall not be used for any illegal or commercial activities. Termination: Notice of intent to terminate the lease must be provided in writing at least 3 months to the desired termination date. Inspection: The landlord reserves the right to conduct periodic inspections of the property with reasonable notice to ensure compliance with the terms of the lease agreement. Legal Fees: In the event of any legal action arising from this lease agreement, the prevailing party shall be entitled to recover reasonable attorney fees and court costs. Governing Law: This lease agreement shall be governed by the laws of the state of Texas.
