**Lease Terms for 1520 N Maria Lane** - **Rent Tenant agrees to pay a monthly rent on the first of each month. - **Lease Duration The lease term is 12 months. - **Security Deposit Tenant is required to pay a security deposit of $1,000.00 at the time of signing the lease. The security deposit will be returned to the tenant, minus any deductions for damages, unpaid rent, or other charges, in accordance with state law. - **Last Month's Rent Tenant must pay the last month's rent in advance at the time of signing the lease. - **First Month's Rent Tenant agrees to pay the first month's rent by the first of the month following the lease signing. - **Utilities Tenant is responsible for paying all utility bills, including water, gas, and electricity. - **Renters Insurance Tenant is required to obtain renters insurance with a minimum liability coverage of $100,000.00.
