Lease terms

The earliest lease start date is August 1st. Application Requirements & Showing Instructions Showings are by appointment only. Please call to schedule a viewing. Application Process: All applicants 18 years of age or older must complete a separate online application. A valid email address is required to receive the application link. The application fee ($70 per applicant) must be paid online at the time of submission. Application Fee: Each applicant 18 years of age or older must pay a nonrefundable application fee of $70 to cover the cost of processing the application, including credit, criminal, eviction, employment, and rental history screening. The application fee is not a security deposit and will not be refunded. Applicant Requirements: Good verifiable rental history is required. Combined household income must be at least two and half (2.5) times the monthly rent. Income must be verified by providing copies of your three most recent pay stubs or other acceptable proof of income. No felony convictions. A valid government-issued photo ID is required for all applicants 18 years of age or older. Provide your current landlord's phone number or email address for rental history verification. Prospective tenants and their agent are responsible for verifying school assignments. If pets are allowed and agreed upon, please include a photo of each pet with your application. Aggressive breeds are not permitted. Additional Policies: No smoking is allowed inside the home or garage. Deposit & Move-In: Once approved, the security deposit must be paid within 48 hours. The remaining deposit balance (if applicable) and the first month's rent must be paid in full before keys will be released.
