Lease terms

Available September 2026 for a furnished 10 month lease term depending upon the requirement. Depending upon the term, utilities can be contracted directly or reimbursed to owner - Electricity, natural gas, cable high speed Internet, trash removal & water/sewer to be reimbursed and estimated at $400 per month. Applications: -Each applicant age 18 or older must submit a separate, complete application along with a copy of their valid photo ID. -Applications-will only be given to those that have toured the home. -If your application is not complete, we will move on to the next complete application. -Applications will not be considered complete until the online application has been filled out completely and all application screening fees have been received. -Incomplete applications may be denied. If we cannot contact your references or verify all required information after 3 days, you may be denied so we can move on to the next application in a timely fashion. -All rents and deposits, a lease signed by all parties, and proof of tenant liability insurance will be required to be in place prior to taking occupancy of the property. Transunion Smartmove Tenant screening required - $47.00 per resident. Required terms, disclosures, and details: Screening Criteria: -Minimum household income 3 x monthly rent. -Proof of sufficient current income (Two most recent paycheck stubs from your current employer) -Proof of current employment (or verifiable income or liquid assets equal to three (3) times the total annual rent) -Minimum credit score 700 and no negatives on report -Three years of positive, verifiable rental or mortgage history from a current (within 12 months) third party. Applicants must be named on a rental agreement. Home owners must submit proof of home ownership. -Cosigners not accepted -No screenshots; only actual documents -Upon signing the lease, tenant will be required to pay the sum of first month's rent and the household security deposits. -Renters liability insurance of $300,000 is required and must list the owner as an additional interest
