Landscaping & Maintenance: Owner provides and covers 100% of the cost for professional lawn care, landscaping maintenance, and seasonal property upkeep. Utilities: Tenant handles all municipal utility connections, account setups, and monthly payments (including electricity, gas, water/sewer, and trash collection) independently. All utilities are separately metered. Application & Screening Fee: A non-refundable application fee is required for each adult applicant to cover the direct, third-party out-of-pocket costs of our credit and background screening. Typically, a $50 fee covers these standard costs. In the event that a specialized third-party screening service exceeds this amount, the fee will reflect the exact actual cost of the report, and an itemized receipt will be provided to the applicant. All screenings are processed in strict compliance with the Cook County Just Housing Amendment. Note: In accordance with Illinois state law, the tenant screening fee is only waived if a prospective applicant provides a comprehensive, reusable tenant screening report prepared by a consumer reporting agency within the last 30 days that includes a full credit profile, eviction history, and a comprehensive nationwide criminal background check that meets the landlord's baseline criteria. Pet Policy: Pet ownership is subject to formal landlord approval with a 2-pet maximum. A monthly pet fee and a refundable pet deposit are required per animal (dogs or cats only).
