Lease terms

Lease term is 12 months minimum. Internet, cable, lawn mowing, and water softener system are included at no additional cost. The first 3 months of water softener salt are included. After that, tenant is responsible for maintaining salt in the water softener salt tank. If tenant prefers not to handle the salt, salt service is available for $35 per month. Tenant is responsible for electric, water, renter's insurance, and any optional services not listed as included. First month's rent, last month's rent, and security deposit are due before move in. HOA approval is required before occupancy, and tenant must complete the association application process. Tenant is responsible for the first $150 of each repair or service call. Any damage caused by tenant, guests, pets, misuse, negligence, or failure to report an issue promptly will be tenant's full responsibility. No smoking or vaping inside the property. Pets considered case by case and must be approved in writing before move in. Tenant must keep the property clean, maintain it in good condition, and follow all HOA community rules. Showings and move in are subject to current occupancy and HOA approval timeline.
