Lease terms

Minimum 12-month lease required. Tenant is responsible for all utilities, including electricity, water, sewer, trash service, cable, internet, and any other utility services associated with the property. Tenant is responsible for all lawn care and yard maintenance, including mowing, edging, weeding, and general upkeep of the exterior grounds. Renters insurance is required and must be maintained throughout the lease term. Security deposit and first month's rent due prior to move-in. Income must be a minimum of three (3) times the monthly rent. Minimum credit score of 625 required. All applicants are subject to credit, background, employment, and rental history verification. No prior evictions, outstanding landlord collections, or unpaid utility collections. Occupancy limited to approved tenants listed on the lease only. No smoking or vaping of any kind is permitted inside the home. Pets may be considered on a case-by-case basis with owner approval. Additional pet fees and Pet deposits may apply. Pet liability insurance may be required for approved pets. No aggressive breeds will be considered.
