Lease terms

To ensure a safe and respectful living environment for all residents, all applicants must meet the following rental requirements: 1. Income Verification Applicant(s) must earn a minimum of net 2 times the monthly rent. Acceptable proof includes: recent pay stubs (last 3 months), bank statements, tax returns, or offer letters for new employment. 2. Credit History A minimum credit score of 640 is generally required, less of a score may be considered. Credit history will be reviewed for patterns of late payments, collections, or too much debt. 3. Background Check is $35. All applicants over 18 years of age must consent to a criminal background check. Criminal history does not automatically disqualify an applicant but may be considered based on severity and recency. 4. Rental History Positive rental references from previous landlords are required. No prior evictions or significant lease violations within the past 5 years. 5. Security Deposit A security deposit equal to one month's rent is due at lease signing. 6. Application Fee A non-refundable Credit Report fee of $35 per adult applicant is required to cover the cost of background and credit checks. 7. Occupancy Limits: 4: 2 adults and two children. Occupancy is limited to 4. 10. Identification, Social Card, and California's Drivers License required issued photo ID must be provided with the application.
