Lease duration is for one year. Rent is $1800 per month, due on the first of each month. Late fee of $10 per day. 30 days of non payment will void this contract, and landlord will retake posession of the property at that time. Renter is responsible for Gas, Electric, Propane and garbage, and must open an account in their own name with the water and electric companies within 30 days. Propane to be replaced as needed by Renter. Renter is to take their garbage to the Transfer Station at least once a week. Landscape maintenance is negotiable. Five persons maximum occupancy. Pets are subject to landlord approval.

Groceries, banking, and boutiques are right there. It's a short walk to the Post Office, Supermarket, Longs Drugs, Fast Food, and the Puna Kai Shopping Center. There is a bus available that can take you anywhere, all the way around the island. It's a 15 minute drive to the coast and beach, a 45 minute drive to the Volcano, and 30 minutes to Hilo and the Airport. It's an hour to Mauna Kea, and 2 hours to the Kona side. This property does not qualify for Section 8 assistance, since it was built before permits were issued.
