Lease terms

1. LEASE TERM The lease shall begin on _______________, 20 and end on _______________, 20, for a fixed term of twelve (12) months. At the expiration of the lease term, tenancy shall continue on a month-to-month basis unless otherwise terminated in accordance with California law. 2. MAINTENANCE & CLEANLINESS Tenant agrees to: keep premises clean and sanitary, properly dispose of trash, promptly report maintenance issues, maintain fixtures and appliances in good condition. Tenant shall not make alterations or improvements without Landlord's written consent. 8. LANDLORD ENTRY Landlord may enter the premises in accordance with California Civil Code 1954, including: repairs, inspections, emergencies, showing the property to prospective tenants or buyers. GOVERNING LAW This Agreement shall be governed by the laws of the State of California. 16. ENTIRE AGREEMENT This document constitutes the full agreement between the parties. Any modifications must be in writing and signed by both parties.
