USE OF PREMISES The premises shall be used solely as a private residential dwelling. No commercial business operations, unlawful activity, excessive noise, or nuisance activities are permitted. 7. MAINTENANCE & CLEANLINESS Tenant agrees to: keep premises clean and sanitary, properly dispose of trash, promptly report maintenance issues, maintain fixtures and appliances in good condition. Tenant shall not make alterations or improvements without Landlord's written consent. 8. LANDLORD ENTRY Landlord may enter the premises in accordance with California Civil Code 1954, including: repairs, inspections, emergencies, showing the property to prospective tenants or buyers. Except in emergencies, reasonable written or verbal notice shall be provided. 9. PARKING Parking arrangements: 10. PET POLICY No pets permitted. SUBLETTING / ASSIGNMENT Tenant shall not assign this lease or sublet any portion of the premises without prior written consent from Landlord. 14. DEFAULT Failure to pay rent or comply with lease terms may constitute a default and may result in legal action pursuant to California law. 15. GOVERNING LAW This Agreement shall be governed by the laws of the State of California. 16. ENTIRE AGREEMENT This document constitutes the full agreement between the parties.
