Lease terms

Utilities: The tenant is responsible for paying 100% of the utilities, including water, electricity, and gas. Utilities must be transferred into the tenant's name prior to the move-in date. Exterior Maintenance: The tenant is responsible for the comprehensive maintenance of both the front and back yards (lawn mowing, cleaning, and basic upkeep), ensuring that the property maintains its exterior curb appeal. Smoking Policy: This is a 100% smoke-free property. Smoking is strictly prohibited inside the house under any circumstances. Pets: No pets allowed. Property Inspections: To ensure the proper condition of the newly remodeled kitchen and bathrooms, quarterly inspections (every 3 months) will be conducted. The landlord will always provide at least 24 to 48 hours' prior notice (in accordance with local law).
