Lease terms

Utilities (Tenant Responsibility) Tenant is responsible for initiating, maintaining, and paying for all utility connections and services, including but not limited to water, electricity, natural gas, and garbage/trash service, for the full term of the lease. Housekeeping and Upkeep (Tenant Responsibility) Tenant shall keep the property clean and in good condition and return it in substantially the same condition as at move-in (reasonable wear and tear excepted). Tenant is responsible for routine upkeep and minor maintenance. Major Appliance Maintenance (Landlord Responsibility) Landlord will maintain or repair major appliances exclusively including: Cooling (A/C), Heating, Refrigerator, Microwave, and Dishwasher, unless damage is caused by tenant misuse, neglect, or unauthorized modifications. Pets A maximum of three (3) pets are permitted, subject to the lease terms and any applicable pet rules/fees. No Smoking Smoking is strictly prohibited inside the house (including all interior areas). Security Deposit Refund Timing The security deposit (less any lawful deductions for unpaid amounts or damages) will be refunded within thirty (30) days after the lease expiration/termination and move-out, provided keys are returned and a move-out inspection is completed (if required).
