Lease terms

All tenants shall be solely responsible for the payment of all utilities and garbage services associated with the property. Occupancy is strictly limited to individuals listed on the lease agreement; unauthorized occupants are prohibited. Smoking of any kind is not permitted on the premises. The Owner reserves the right to enter and inspect the interior and exterior of the property with proper notice, no more than once every ninety (90) days, or as otherwise permitted by law. Tenants are required to immediately notify the Owner of any maintenance issues, including but not limited to plumbing, electrical, or water-related problems. Failure to provide prompt notice shall result in the tenants being held liable for any resulting damages, repairs, or increased costs. Tenants are responsible for maintaining all landscaping in a neat and orderly condition. Tenants shall also be responsible for any and all fines, penalties, or violations issued by the Homeowners Association (HOA) during the tenancy. Tenants agree to maintain the property in a clean, sanitary, and good condition at all times, and to return the property in the same condition.
