Lease terms

1. Utilities Tenant is fully responsible for all utilities associated with the property, including but not limited to: - Gas - Water - Electricity/Power Utilities must remain active and in the Tenant's name throughout the duration of the lease. 2. Parties & Gatherings No parties, events, or large gatherings are permitted on the property at any time. A "large gathering" is defined as any event exceeding the number of individuals listed on the lease agreement, or any gathering that may cause disturbances, excessive noise, property damage, or complaints from neighbors. Violation of this provision will be considered a material breach of the lease. 3. Subleasing & Short-Term Rentals Subleasing of the property, in whole or in part, is strictly prohibited. Tenant is not permitted to list or rent the property on Airbnb, VRBO, or any short-term rental platform, nor engage in rental arbitrage or similar arrangements. Any unauthorized sublease or short-term rental activity constitutes a material breach and grounds for immediate termination of the lease.
