Lease terms

*Lease must commence within two weeks of approval*Security deposit due within 24 hours of lease approval *First month's rent due at lease signing (second month will be prorated if tenancy begins after the 1st of the month) * Tenant shall maintain renter's insurance, including personal liability coverage, throughout the tenancy. *Tenant is responsible for all utilities *No smoking*Minimum one-year lease *Minimum credit score of 675 required *Tenant shall have the property professionally cleaned upon move-out to ensure the premises are returned in clean condition, free of stains and lingering odors *Owner-provided appliances and personal property (including refrigerator, washer/dryer, patio furniture, TVs, etc.) are provided as a convenience and without warranty. Owner will make reasonable efforts to repair or replace such items if necessary but cannot guarantee repair or replacement timelines.
