Lease terms

Minimum 12 month lease. Security deposit due at signing. First month's rent, pro-rated, due prior to move in. Tenant is responsible for electric, gas, water, sewer, trash, internet, cable, and lawn care unless otherwise agreed in writing. Landlord is responsible for major repairs and maintenance. Tenant is responsible for replacing HVAC filters regularly, keeping the property clean, reporting maintenance issues promptly, and changing smoke detector batteries as needed. No smoking or vaping inside the home. A maximum of 2 pets are allowed with pet rent of $25 per month, per pet. Maximum of 4 occupants allowed; limited to approved applicants listed on the lease. Background, credit, income, and rental history verification required. Gross household income should generally be at least 3 times the monthly rent. Renters insurance is required before move in and must be maintained throughout the lease term.
