It is being offered at $4995 per month. The owner will entertain Six-Month to One-Year lease term options, so please be sure to tell us what you may prefer during your application and review process or before beginning.
Security Deposit of $4995 will be due at the time of acceptance offer, asked for as an initial hold deposit, which will then be applied towards the security deposit amount at the time of lease signing and move-in.
The first month's rent, in full, will be due later on at the time of the agreed-upon lease start date.
The second month's rent will be prorated accordingly and due on the 1st of the second month.
Pets may be considered, upon owner approval and on a case-by-case basis. Not all pets may be considered, and certain breed restrictions for homeowners' insurance may apply, so please ask ahead if you would like us to check on your pet ahead of applying or if you have any questions regarding this, as your application may be denied on pet/s if not approved for consideration in advance. Thank you. An additional security deposit amount of $500 per pet will be required IF accepted.

Landscaper included with Rent! But please note that the responsibility and oversight of the landscaper and landscaping maintenance, weed abatement, and proper irrigation will ultimately be that of the tenant during the lease and between scheduled landscaping visits. The landscaper is being included as an additional benefit for the property and tenant, but the overall responsibility for landscaping and irrigation will be that of the tenant during the lease. Owner will also stop by on occasion to meet with the landscaper and walk the surrounding grove area to ensure everything is operating satisfactorily and repair any issues as may be needed.
Appliances included are Gas Stove & Oven, Dishwasher, Refrigerator, and Washer & Dryer Hookups available in the garage; Dryer hookup can be either electric or propane gas, tenant will need to supply their own W/D units. There is also a propane gas-operated outdoor BBQ (no owner warranty) and an outdoor refrigerator (no owner warranty).
Please note the swing bench, patio chairs, woodshed full of firewood for tenant use, and additional standalone shed around back of the home are included for tenant use as-is and will be provided and left, but with no owner warranty on them of these items as listed.
Up to $300 of the water bill will be included and paid for by the owners; the water bill will remain in the owner's name during the lease. Any overages above $300 on any monthly received water bill will be billed to the tenants for reimbursement, along with a copy of the water bill for their reference.
Utilities not included, which will be the tenant's responsibility, are Electricity (through SDG&E), Propane Gas (through Fallbrook Propane), Water charges exceeding $300 (through Fallbrook Public Utility District and the owner directly), and Trash (through Fallbrook EDCO).
Electricity bill should be minimal due to the home's solar panels, but depending on overall electrical usage, of course, by the tenant.
If you have any questions regarding utilities, please ask before applying. It is the applicants' or tenants' responsibility to satisfy themselves with all questions and clarifications they may have or need before proceeding.
This home has Central Heating and AC, and is on Septic. Please note that any stoppages or clogs will be the tenant's responsibility during the lease. Be careful what goes down all drains.
