Lease terms

Minimum 12-month lease required. Security deposit required. Rent due on the 1st of each month. No pets. No smoking or vaping inside the home, garage, or anywhere on the premises. Tenant responsible for all utilities unless otherwise agreed in writing. Tenant must maintain the property in a clean, safe, and sanitary condition. Tenant shall promptly report any maintenance issues, water leaks, plumbing problems, or property damage. Plumbing: Tenant is responsible for the cost of clearing clogged drains, toilets, garbage disposals, and sewer line blockages caused by tenant misuse, negligence, or improper disposal of grease, wipes (including "flushable" wipes), feminine hygiene products, paper towels, or other prohibited materials. Landlord remains responsible for repairs resulting from normal wear and tear or system failure. Tenant shall replace HVAC air filters at least every 90 days, or more frequently if required by the manufacturer or operating conditions. Damage resulting from failure to replace filters may be charged to the tenant. Occupancy is limited to approved applicants listed on the lease. Long-term guests or additional occupants require prior written approval from landlord. No subleasing, short-term rentals, or assignment of the lease without prior written consent from landlord. No trampolines, above-ground pools, hot tubs, or other potentially hazardous recreational equipment without prior written approval from landlord. Tenant shall maintain renter's insurance throughout the lease term. Any alterations, satellite dishes, antennas, painting, or modifications to the property require prior written approval from landlord. Property must be returned in substantially the same condition as received, excluding normal wear and tear.
